The outside walls at a Sunbury handover
Flashings, cappings and clearances: the water details we check before you take the keys.
In short: Inside finishes get the attention at handover, but the outside walls are where water problems start.
Flashings falling the wrong way
We have recorded flashings sloping back toward the house, directing water at the wall instead of away from it.
Cappings with no fall
A wall capping laid flat or back-falling holds water on top, which finds its way into the wall below.
Ground clearances
Weep holes need clearance above paving and cladding needs a gap above concrete. Both were too low on Sunbury handovers.
Control joints and render
Render carried over a control joint stops it moving, which leads to cracking along the joint.
