Dented roofs and loose balustrades

Two handover findings from Sunbury that matter more than a paint touch-up.

Sunbury 3429 · 4 June 2026

In short: Scratched metal roofs and loose balustrades are easy to overlook at a quick walk-through. Both are recorded as major items.

Damaged roof sheets

Dents and scratches through the paint layer on metal roofing can lead to corrosion. We recorded them on more than one Sunbury handover.

Failed sealant

Degraded sealant on roof flashings weakens the weatherproofing and needs redoing before handover.

Loose balustrades

A balcony balustrade that moves when pushed is a fall hazard and must be fixed before anyone moves in.

How we check

The roof is viewed by drone or ladder where safe, and every balustrade is pushed by hand.

FAQ

Questions Sunbury owners ask about this

Will the builder replace a scratched roof sheet?

Treatment depends on the damage and the manufacturer's guidance. The report records it for the builder to resolve.

How do you check a balustrade?

By hand, for movement, fixing and height.

Does anyone climb onto the roof itself?

Only where it is safe. A drone or ladder view is the usual method.

Are these safety items?

A loose balustrade is. Roof damage is a durability item.
